The supply of homes for sale fell by 4% during the third quarter of 2023 compared with the same quarter of the previous year. Most major cities are experiencing a significant shortage of permanent housing. At provincial level, the situation has been similar. In Catalonia, the largest decline was recorded in the province of Lleida, where supply fell by 11%, followed by Tarragona with 5% and Girona with 3%. Fortunately, the province of Barcelona recorded a 3% increase in housing supply.

A significant decline in the number of homes available for sale has been recorded, making it impossible to increase the available housing stock. In addition, the high prices of most properties have limited buyers' ability to complete transactions by the end of 2023.

The current Housing Law has led to a sharp increase in seasonal rentals, and in municipalities such as Sant Feliu de Guíxols and Santa Cristina d'Aro there is a clear shortage of permanent housing.

Seasonal rentals are not intended to meet the demand for permanent housing. This has had a significant impact on the demand for primary residences throughout the Costa Brava.
