Changes to ITP: age limit raised from 32 to 35 years

The Property Transfer Tax (ITP) is the tax payable when purchasing a second-hand property in Spain. Under the new Catalan Decree-Law 5/2025, the age limit to qualify for the reduced 5% Property Transfer Tax rate has been increased. Previously, this benefit was only available to buyers under the age of 32, but the new regulation now extends it to young buyers up to the age of 35.
This measure aims to make home ownership more accessible for young people who face increasing difficulties buying a property due to rising prices and higher mortgage costs. By extending the age limit, more buyers will be able to benefit from the reduced tax rate, resulting in significant savings when purchasing their first home.
It should be noted that these tax benefits may vary depending on the Spanish autonomous community. In Catalonia, the new Decree-Law 5/2025 has officially extended the reduced 5% tax rate for the purchase of a first permanent residence to buyers under 35 years of age (previously under 32). To qualify, applicants must also meet certain conditions, including maximum property value limits and using the property as their main residence.
